What actually stops the application

No UK guarantor

The most common reason an international application is refused. Agencies typically want a guarantor who owns UK property and earns well above the monthly rent, and a parent overseas cannot satisfy that no matter what they earn. We arrange the guarantor side through a UK guarantor provider and do the paperwork ourselves, before the application reaches the agency.

The old way round is gone

Paying six or twelve months up front used to be the answer when there was no guarantor. Since May 2026 a landlord cannot ask for more than one month's rent in advance. That is good news for your family's cash, and it means the guarantor is no longer optional.

Viewing from abroad

Listing photographs are taken to sell. They will not show you the road at eleven at night, the walk to campus in the rain, or the fact that the second bedroom takes a bed and nothing else. We go and look, and we tell you.

  1. Tell us what you need.

    City, university, budget, move-in date, whether you are living alone or sharing, and what matters to you. One conversation, usually on WhatsApp.

  2. We shortlist.

    We go to the agencies holding the stock in your area and put a shortlist together against what you asked for, with an honest description of each area rather than a sales one.

  3. We view on your behalf.

    We attend in person and walk you through live or on a recorded video, in Arabic or English, and we ask the questions you would not know to ask. Bills, deposit terms, condition, noise, who else is in the building.

  4. Guarantor, referencing and paperwork.

    We put the guarantor arrangement in place through a provider, complete the referencing and the right to rent checks, and hand the agency a finished application rather than a half-built one.

  5. Contract and keys.

    We read the tenancy agreement with you in plain language before you sign it, including the parts about the deposit and how notice works. After you move in, we are still reachable.

Do I need a UK guarantor?

Yes, and that is the point. Since the rules changed in May 2026 there is no longer an option to pay a large sum up front instead. What you do not need is to find one yourself. We arrange it through a UK guarantor provider and handle the application on your behalf.

Do I have to be in the UK to sign?

No. Everything from the first shortlist to the signed tenancy agreement can be completed remotely, which is how the majority of our clients do it.

Are you a letting agency?

No. We hold no property of our own and we do not act for landlords. We work for the person moving, which is why we can tell you when a property is wrong for you.

I am not from the Gulf. Can you still help?

Yes. Bowsla was built by people who made this move from Saudi Arabia, so that is the audience we understand best and the one our service was designed around. The obstacles are the same for any international student, and we are happy to help.

How early should I get in touch?

Earlier than feels necessary. Good stock in London is let within days of listing, and the guarantor and referencing side takes time that is much easier to spend before a property is found than after.

Can we do this in Arabic?

Yes. From the first message to the signed tenancy, in Arabic or English, whichever your family prefers. We answer across time zones, so nobody is waiting overnight for a reply.

What if the university offers me halls?

Then look at both. Halls are simpler and we will say so if that is the better answer for you. We are not trying to talk anyone out of a place that works.
